Oktoberfest: Spotlight on Luxury Properties in Munich

September 20, 2024

It’s lovely late September, summer’s end, alas, but in the Bavarian capital, it’s already a joyous Oktober.

Break out those lederhosen and dirndl necklines. Tune up the Oompah brass band. Ja, here comes the Munich Oktoberfest (September 21-October 6), a 16-day celebration of the brewer’s art. There are volksfests across Germany year-round, but none grander than Munich’s (the world’s largest beer fest). Some six million visitors are expected to imbibe some 6.5 million liters of the amber nectar, and dine on bratwurst, pork shank, pretzels, and the exquisitely named kartoffelpuffer (potato pancakes, to the uninitiated). Próst!

But there’s so much more on offer in Germany’s third-largest city, a culture capital ranked #19 for Global 500 headquarters by World’s Best Cities, headquarters of BMW and Siemens. For those who would like to linger and explore this vibrant European city, Luxury Defined serves up a collection of elegant homes in and around München.

1. Classic Villa in Alt-Harlaching

This elegant villa has a lush, landscaped setting in the prestigious Munich neighborhood of Alt-Harlaching, just an amble from TierPark Hellabrunn.

Built in 2016, the six-bedroom, six-bathroom residence is a contemporary take on the Neoclassical style, with its mansard roof, symmetrical stone façade, pilasters, and central portico.

Inside are 6,383 square feet of light-infused interiors, luxuriously updated and fully furnished throughout. An elevator serves all four floors, from the finished basement to the top-floor gallery/studio space.

The reception rooms are on the garden level with access to the outdoor pool and sun terrace. There are six bedrooms, and six bathrooms, including a primary suite and guest apartment.

The lower-level houses a ballet/yoga studio and a sleek underground garage (with parking for six vehicles and two EV-charging stations). A second garage on the ground level offers additional parking.

2. The Schwabing Hochbunkerin Schwabing-Freimann

penthouse The autumnal colors of Munich’s English Garden are on view from the rooftop of this former World War II bunker, reimagined as a sleek city penthouse.

It took nearly two years to raise this contemporary three-story penthouse and its rooftop terrace over the Munich skyline.

The architectural firm Raumstation Architekten and interior designer Regina Hoefter transformed a windowless, 1943 bunker into a translucent masterpiece of geometries as elegant as a Mondrian grid.

An elegant helical staircase links the fifth, sixth, and seventh floors and the rooftop terrace. There’s also private elevator access from the lobby.

The 4,069-square-foot floor plan includes three bedrooms, two full bathrooms, a custom-built kitchen and dining space, panoramic lounge, and a media room.

Three private parking spaces include a carport and a garage with EV-charging station.

3. Modernist Villa in Oberföhring

There’s nothing austere in the elegant lines of this contemporary villa in a leafy suburb of Munich. Add a luxuriant interior design with fine natural materials and the result is a top-tier home with four bedrooms and four full baths.

Large-format glass fronts and vertical oak elements connect with the landscape. A cantilever lends an aspect of structural ”floating.” The light-filled rooms extend to nearly 3,000 square feet of living space.

The first level’s living and dining spaces, with natural stone and oiled oak flooring, offer two open fireplaces, minimalist bespoke fixtures, floor-to-ceiling interior doors, an integrated audio system and custom lighting scheme. They are served by a gorgeous, custom Bulthaup kitchen with Gaggenau appliances.

The upper floor comprises a primary suite with roof terrace, two en suite bedrooms, and a home office. The daylight garden floor houses a guest room with shower room and kitchenette, a spa with sauna/steam bath and workout space, and utility and storage rooms.

Outdoors is a chemical-free lap pool, professionally landscaped gardens, and a double carport with high-voltage charging station.

4. Luxury Penthouse on Nymphenburg-Biederstein Canal

This 1,883-square-foot penthouse is on the second floor of a recently constructed residential complex along the greenbelt corridor of the Nymphenburg-Biederstein Canal, close to Munich Olympic Park’s international events and leisure center.

Fully furnished and stylishly appointed, the contemporary floor plan has smart-home technology and geothermal heating and cooling throughout.

The reception lounge has an elevated biofuel fireplace and a stylish integrated kitchen with custom cabinetry, a chef’s island, and oiled ash floorboards with underfloor heating. Farther along is a study with walnut cabinetry and floor-to-ceiling windows, a guest powder room, the guest bedroom and the primary suite and its spa-inspired bathroom.

The southwest-facing roof terrace, with views of northern Munich and the Bavarian countryside, is accessed from the living room. A smaller roof terrace provides additional alfresco space with panoramic views of the city.

Ownership includes a private parking space and a storage cellar in the on-site underground garage.

5. Design Jewel in Grobenzell, Bavaria

Style and functionality converge at this masterpiece of minimalist design in the picturesque Munich suburb of Gröbenzell.

The striking, four-story, 11,603-square-foot structure, built in 2010, was conceived by its owners, as a "business and home"—under one roof— by Günter Neunzig and Lucia Kalok, founders of G90 product and interior design.

The result is a harmonious fusion of commercial showroom, work environments, and a private residence, all wrapped in a jewel-like façade of glass, concrete, and blackened steel.

The glass-walled showroom is a multipurpose space with intimate galleries, a lounge, offices, and a design factory. Its 20-foot-high ceilings and fluid open floor-plan create an ideal environment for entertaining and events, art exhibits, a car collection, or any number of commercial ventures.
